Franklinton has seen a lot of development over recent years and the trend is continuing to head towards the west side of the area.

There are very large apartment buildings right on the lake in the area called the "gold coast", some very expensive townhomes in the trendy area of W 117th, some "older money" homes on Clifton, and some cheaper homes as you get more South, and Edgewater can be street by street in that you'll have homes that are owned by people in their 60s+ that are kept in great shape where the street over is basically an alley with homes that are in need of some love.

@Andrea Lopez I know the current trend is to refinance out of every property you own to continue growing your portfolio but after I analyzed my portfolio I realized I could accomplish the same goals financially by either buying another 25 units or attempting to pay off the buildings I have.

As Jay suggested, if you think you are buying a good deal, be careful some of these areas that are being sold to people from California, Washington, Hawaii, New York, New Jersey, and even Texas now are being led to believe they are buying "C" class and "B" class properties here on BP and they are really scary "D" class properties.Make sure you google earth 1/2 block away to 6 block radius at all the commercial, shopping etc... if you see grafitti, broken windows, boarded up windows, trash all over the place, payday loans, unsavory characters, NO large grocery stores, NO trendy shopping, coffee shops etc...  

However, the market trend is for ADR's to drop this year being closer to what we experienced in 2021.

It seems like you’re saying the working class spots are the place to invest in, not the trendy “up and coming” neighborhoods one often hears referenced.

I thought you were somewhere outside of CA and saying that people are moving there all the time.I mean, you have a point in that the data is a year old, and maybe the trend is skyrocketing upward.

I know the "Flower Alley" has some trendy STR's that do good.
