Financing to a buyer is accomplished in the TIC Agreement, and shares can be purchased over time, but sounds like you want a lump sum which is fine too.Your transfer of ant title interest will set off alarms with the due on sale clause of your commercial loan, the transfers should be accomplished with a "Subject-To" arrangement with each share and yes, the buyer can be responsible for the debt but only to you, not the lender.

In anticipation of tenants who have little respect for property (compared to an owner) I've installed water alarms in areas that can cause trouble: the lowest point on the floor under the washer, behind the toilet in the bathroom, and under the sink in the kitchen.

I for sure  would not fix the HVAC, plumbing and electrical and have it be vacant for a week only to find out a thief stole all of the copper for their drug habit.

Usually most people would replace a battery every 12 months but in reality most alarms tell you when they need a new battery by beeping- Personally I don't want to be notified if they leave for 3 days
