I don't know how you can successfully run a short-term rental business with that mindset.

One thing I would mention though - doing STR just to save taxes often leaves you operationally unstable or too detached from the management to be successful.

You don't need off-market deals to successfully invest in real estate.

I used them with a lot of success throughout the years, but they were never a mainstay of my acquisition techniques.  

This is probably (hopefully) the worst case PM scenario, but, again, no PM is 100% invested in your property and your success — only you are. 

For those who have ventured into Co-Living, what strategies have you found most effective in ensuring both financial success and a strong sense of community?

Access to financing, such as 90% of the purchase price, can significantly lower the entry barrier, but success still depends on having a well-thought-out plan for managing renovation costs, timelines, and potential risks to ensure a profitable outcome.

Hello, I have purchased 4 different asset manager lists over the past two years, but three were ineffective with outdated information and many email bounce-backs or returned mail.The best list I found was at RealEstateTargetdotcom; I did a successful snail mail and email campaign, and picked up three new banks and an account with LPS.I also cross referenced names on the list to see who was attending or speaking at various REO conferences, and made efforts to meet asset managers in person.
