I have it narrowed down to two agents, one has more general experience in the area and are part of a large organization.  

(this has happened to me before here in Florida) Once you get more info from the agents you can hone in on which area you need to focus on. 

But I was looking to connect to other investors into the area to help me learn and get a hang of everything. 

But I’m sure that depending on the area that experience will vary.

For example in a hot area of Houston I have a 30 unit. 20 of them are in a courtyard and 10 face the street.

I do not know this one specifically but most courses and coaches online are a borderline scam.Couldn’t agree more.

My favorite way to find a mentor was to look on Zillow for houses for rent in your area and then click on the ones that are 'for rent by owner' then call them and introduce yourself as an investor in the area who is looking to meet new investors. 

If you're in the LA area, it's definitely very common.

You aren't in the area to view other homes and see what's happening in the market.
