Lets say for argument sake, that I rent out one unit long term for $2000 monthly unfurnished, the other unit, I live in so I only rent out one room for $1000 all bills paid.  

Why do you think the value is so low to begin with?

I suspect even the banks who are aggressively expanding are doing so merely to sure up their geographical presence  to in order to expand their customer base but will then pull back on their branch numbers.Unless there is significant term remaining on the lease, there are other retail concepts that would be deemed more marketable.

@Albert Johnson a bank statement (can be altered), a bank letter with contact information is better so you can verify the information. 

If you are trying to maximize cashout many programs nowadays ask for 4 months of PITI prepaid which reduces your cashout, so finding a program that doesn't ask for that is basically equivalent to an extra 2-5% cash at closing.

nothing is done until its signed but you do risk hurting a relationship with the tenants if they are proven good tenants that have been there awhile I'd simply work on a multi year or longer term lease that has set increases in it so you don't have to worry about it for awhile.
