We are looking for experienced, reliable, hard working & honest General & Sub Contractors in the Tampa Florida area to work on our house flips.

I am self-employed and take out large deductions, so using returns for income verification is a problem.Do I have any options to pull out equity from these properties, or do I have to turn to hard money to fund this flip?

A rough 1% rule would suggest a valuation from 300k (which is near his asking price right now) to around 1mil.It may still be a viable project, especially if there is potential for the area, but I would seriously question how you got to your renovation budget, and more importantly, if the sources that you relied upon that got you to that figure are reliable and capable of taking on this sort of project.

the biggest issues are that the available tenant base drops dramatically around October and doesn't pick up again till the end of the school year.People are no different than animals in that regard.They want to be settled and hunkered down in a property before the school year and/or bad weather starts.Quality tenants with good financial backgrounds don't want to move their families in the middle of an icy,snowy winter for obvious reasons,and good college students have already started school in August.Many of the few available tenants will have questionable backgrounds like recent job loss,previous eviction,bad credit,difficult income verification and don't make 3 times the rent,criminal records,etc.   

man finding a reliable, honest contractor is difficult... this project has been the longest and most difficult one yet and it was all do to issues with the hired help... ugh..  

I have struggled to find a reliable and user friendly online property management software where I can collect rent online from my tenants.
