hmmmm not sure how they can pull a absentee list off the MLS BUT there is a property profile service that accompanies the MLS login (at least in So Cal) which is called Realist and from there absentee owners can be pulled.

Usually when a borrower is refinancing a property it's already in a trust, LLC or corp evidenced by a property profile or prelim, I tell them if they want a conventional loan they will need to take it out of the trust, LLC or Corp to fund.
