Quality over quantity is my bias opinion.

In today's market, private mortgages can go down to the mid 3's and have numerous benefits, including not on credit, lend to llcs, and no income docs.

I've seen this happen numerous times.

I still dislike the wording and the numerous typos don’t add confidence.

This may be true, but the inventory released is pent up due to expiries from covid forbearance, most likely all of these loans will be heavily scrutinized by the numerous regulators, and will be difficult to navigate. 

They see numerous deal across their desk and can help you identify good deals.

That said, there are numerous examples of people on this forum that have used this strategy successfully.In your case it sounds like you are interested in house hacking. 

Having a realtor find you numerous properties is great.
