If you’re looking to employ the BRRRR strategy, I would definitely recommend targeting single family homes over townhomes.The BRRRR strategy necessitates adding quite a bit of value in this market, which is much harder to do with a townhome due to your renovations being more or less limited to primarily cosmetic interior improvements.The HOA fees that come with townhome ownership eat directly in to your returns as well,  which will hurt you when you reach the last “R” of the acronym - repeat.

That is what I though too  @Shawn Kay  , however doing such modifications can cost another 25% of the home price , and will end up putting more cache into the unit.

Contrary to your comments @Joseph Walsh, many smaller municipalities (villages/towns) require scaled drawings be submitted for any and all interior modifications even very small ones.

Personally I think Igloohome Keybox 3 is likely the best choice.Master LockHere is some good videos on Mater Lock Bluetooth lock boxes.Though this video shows the Master Lock may not be a secure lock to use unless you do some modifications to secure it.IgloohomeHere's good explanation about the one time passcode cryptography Igloohome Bluetooth lock boxes use.Here is a video explaining the setup of a one time passcode.I don't find any lock picking test of Smart Keybox 3.

Jordan, your correct regarding note investing and buy and hold real estate ability to compliment each other,  it should be a function of the note investors business model such as some will avoid non-owner occupied because there is a very low change the borrower will work out a loan modification,  while others will seek those assets out because they intend to exit through the property,  rehab,  rent,  sell etc.
