We literally "scrapped" for our home improvements, collecting cans out of people's recycling bins and at a nearby college.

Here are my thoughts:-can't be too close to the ocean, sea level is rising rapidly-Ideally it'd be nearby (I live in Virginia) so somewhere on the east coast that I could drive back and forth to-Once I graduate, I was going to move to TX or NV and get involved in real estate there.

This could mean living there for some time and learning anything from the public transportation to the grocery stores nearby.

I personally do not get it at all... by brother pays $700 a month in rent while houses nearby can sell for $50k or less.

He owns property in the area and lives nearby, so I'm not worried about his abilities in doing that.  

It's somewhat small but nearby, seller carry is on the table, and so far sounds like no deal killers.
