Once I have what i call a problem tenant I may have conversation where I drop information tactfully to try to remedy this issue like.. this: Mr tenant if you return my unit in decent shape in it remember I have your deposit and I am inclined to return some cash to you rather then have to call my insurance agent and have them cut me a check for damage thats done.

The investor states that the tenant wants to but the house and the investor is making monthly interest payment on the note.I am not inclined to allow any more extension due to the length of time that has already passed and the fact that the tenant still can not qualify for a mortgage.

I might be inclined to do some market research and get some comps to see what that type of commercial is selling for per sqft so you have a good idea when you subtract repair costs and ect what its going to be worth to you to buy.
