The forebarence is one issue, but another altogether is the fact that new construction is lagging MASSIVELY compared to where it was AND compared to where it needs to be in order to satisfy the difference between demand and supply in many markets, meaning as interest rates continue to be down and demand continues to be up, it is unlikely that we will significantly push the market back to being a a"buyers market", or even back towards being balanced, for several years.Add to that the fact that our GOV does not seem spine-full enough to put stimulus or tax breaks towards builders to subsidize the hair-raising cost increase of builds in any massive way, but continues to thing helicopter money is a good idea. 

When I am done-done with the rehab I figure I'll poke around and see who's got what to offer...right now, I'm washing drywall out of my hair.

I'm not saying this was the correct thing to do, but renovating on a budget, we decided to spend the money to update all of the outlets, since that is where people are going to be sapping high electricity from (space heaters, hair dryers, etc.).

ahhhh @Martin Caldwell that's a nice affirmation for what you already own.

I realize her argument will be the smoking takes place outside but my issue with that is the smoke and its odor can be brought in through clothing, hair and if the windows of the building are opened.

I swear, I was pulling out my hair for months trying to figure out why the electric bill was so damn high.  

For instance, hardwood floors are more easily damaged, and there is hair in the hinter corners of the residence; in the summer, flea treatment is required. 

@Jonathan Klemm List is going to be at 250 and it's being used as a hair salon which has been there for 6 years I believe.
