I try to find the material that is very durable and looks designer.

Utilities, including wifi and cable tv, are also additional costs that owners don't usually have to cover with long term rentals.Furnishing--short term/vacation homes should be furnished with a combination of durability and sought after amenities in mind.

If you've got more skills than cash, granite tile counters are huge bang for the buck, tremendously durable, and repairable if it came to that. 

Keep in mind I am going to rent this property not flip it for resell so materials and work are not going to  be geared for high end resell, just durable and tenant proof as possible.  

If they follow with a "I cant" or even seconds before; If I could rescue them from this evil killing phrase I follow immediately with "raise your expectations" Theirs one thing you must be sure in business one pribciplw every group must have to have lasting durability "accountability".In 2005; or so.

I would try to paint the stairs and I'd use something like Allure vinyl plank flooring, it'll cost you more upfront but is extremely durable and you won't be changing it out. 

Just wondering how it holds up durability wise.

Durable and less expensive than hardwood.  

Try to keep those changes to a minimum as in the case of moving fixtures in a kitchen or bath or in moving an entire bathroom.As for flooring, tile is my preference for durability and resale value.

The durability is one of the best however the coldness and cement like feel to the feet turn a lot of people off.
