Holy smokes, @Pete M.! 

It looks a little dated (wallpaper in the bath plus lots of dark paneling) but I don't see anything indicating that it needs repairs in the near term. 

I know this is a shot in the dark because very little people are able to do these repairs.. but does anyone know a roofer that would be able to help me out?

We always have powerful battery operated lights to see the dark areas.

Otherwise, you are just throwing a dart in a dark room or listening to someone who wants to peddle you something they are trying to unload.

However this would not work if you allowed your tenants use of the spigot and you installed the valve in a small, dirty, dark crawlspace.

However, I had been researching the area remotely for months so it wasn't a complete shot in the dark.

I'm in the dark when it comes to foreclosures.

You may do better but....There are some federal and state (in MA) requirements on smokes that have kicked in after a 10 year delay...so make sure u aren’t looking at 10-15k to hardwire stuff.

@Jay Hinrichs  Yes, the smoke/ash is pretty bad.
