I have a colleague that concentrates on 55+ and he's done very well.The Pros:Once a tenant moves in they tend to stay until they...ahem, permanently vacate.Less wear and tear than from a family, younger tenants.Few drunken parties.The Cons:Since many tenants will be on fixed income, can be difficult to keep raising rents in line with the market.Obviously smaller tenant pool.HOAs can kill you in a condo of any kind.

@Simon Obas For live in multi family investments here in Connecticut I always recommend driving the different areas in the towns/cities where there are concentrations of 2-4 family houses.

Simply concentrate on FINDING notes (marketing is the #1 skill you need to develop in this business so, in my view, you're going to need to spend 90% of your time getting good at this) and, as long as you can develop quality leads, there will be a buyer for them that will take over from there and pay you a certain amount for the referral (as long as you go about this properly-- you follow the funder's protocol).
