There will be some work needed down the road but definitely will be having a full inspection done on the property to make sure that there are no major issues coming right after the purchase.

Are they clean, do they look like they smoke meth in their free time, are the kids reasonably well behaved, etc.

Well that's a conversation he should be having with his private money guy but I'm willing to bet the private money guy won't leave him high and dry. 

What and how do you need to behave so your company will make constant reliable profits.

You could even put no money in and just use the credit line but then you would be having it open for longer.Hope this helps!
