What are the main items that one can look out for when looking at property to touch up on and make a space more appealing to renter/buyer? 

Set her up with my realtor though so maybe he can sell it to someone that wants a low cost home that they can do the touch ups as they go and it will also relieve her of the mortgage.

Would think flat paint is easier to touch up...

You can clean and touch up one suite while still pulling in at least some rent.d) Seems to be a better tenant pool for 2 or 3 bedroom house suites as opposed to an entire house, yard, and garage.

And you know that you probably cant just do touch up paint...got to go edge to edge.  

One little touch up I was considering was to install a separate electrical so that the tenant does not have any issues.

You can't charge for paint touch up or expect everything to stay new.
