I showed him that if he purchased bottles of a sport drink he would pay $1 for a quart.

Put a sports drink and water bottle vending machine in there, and now you have an extra source of income.

Do you ever buy something knowing its a liability (a sports car, a boat, etc)?

It's a team sport.

This is a capital intensive sport, so I am developing for strategic partnerships in the community to be able to continue to play the game (ie: Banking Relationships, Birddogging for a wholesaler, pairing up with a larger investor, helping my mentor win, ect).

What I am aware of so far are the two sports bars they have opened.

CRE is a more of a team sport than SFH.
