We typically have a specific criteria of contingencies we are putting into place within the purchase and sales agreement to help protect our investor clients from many of the issues that arise when inherenting tenants.

We need to learn more about how taxes work as foreign nationals investing in the USA, and what entities are best for tax/legal purposes. 

It's still a tough market to find cashflow but definitely more doable than areas close to Boston.
