Investment Info:

Single-family residence buy & hold investment.

Purchase price: $305,000
Cash invested: $25,000

Residential single family residence rental. Main house rents for 2100/mo and I have an additional lot that I rent to a tiny house for $660/mo

What made you interested in investing in this type of deal?

The side lot yard that can be rented to a tiny house

How did you find this deal and how did you negotiate it?

On the MLS. Got under contract and then negotiated a large amount of seller's concessions during inspection period.

How did you add value to the deal?

Converted garage into more living space.
