To all the wonderful Podcast hosts and authors at BP (such as Brandon, Josh, David, & Mindy, Scott, Matt & Amanda, just to name a few), you guys gave me the knowledge base and confidence to make this happen!

If I saw a sign written by hand, the first thought that would come to mind is whatever they were selling or looking for, they are either doing it on the side or it's a one time thing.

@Peter Kozlowski I am not a lawyer, but in our experience with slow contractors, I think the thing to keep in mind is communication.

First thing that comes to mind is to retrofit another unit in basement if county allows.

But the thing that really changed my mind is how long of a drawn out process it can be because of long escrow holding times and inspections between each contractor in order to receive the next draw.

Keeping that in mind I was bored and had too much free time so I am pursuing my real estate license and hope to become a real estate salesperson soon.

I do understand the 3 options but in my mind I had already discarded the home loan option.I am just debating whether I should refinance and free up some cash and lock in a lower rate or refinance (with no money out) and after the refinance closes, apply for a HELOC.
