Can't Seem to Pinpoint a Deal

Guys I'm losing my mind. I don't know if every investor went/goes through this, but I'm getting headaches. I want to buy my first investment property here in Tampa, FL but I only got pre-qualified for a loan of up to $100k. This is fine with me, but it seems like I can't find a 3/1 that I can rent out for 7.5% CoCROI and $200+ cash flow after maintenance, PM, taxes, etc.

Does everybody else go through these headaches? Did a lot of you also go through this when first investing? Am I being too ambitious with my numbers and goals? Thank you for taking the time to read this.
