I will request a refund from Nick but I doubt he will send that to me as I am not sure if he is more obsessed with money or sex but is a truly greedy, unethical person indeed. 

As an equity Trader I understand why the SEC makes these rules.

I'm heavy into Keeping a tenant over looking for another, so I manage vacancies by NOT getting greedy. 

Reputation is very valuable in this network based, community of note traders.

Sometimes investors get greedy and attempt to buy properties in questionable neighborhoods because the rent to purchase price ratio is better.

Most people do careless things and get cheated when they are desperate or acting greedy.

I Don't get greedy unless the deal allows it.

I am a stock/futures/commodities trader.

The MLS will simply be like the stock market where people buy and trade RE for micro-margins because the second it hits the MLS 10,000 bots have seen the deal, evaluated it, and decided whether or not to add it to their portfolio, flip the deal like a wholesaler, or pass on it.
