Each property has an appraisal, photos, videos, full inspection report, along with a full ROI report for each acquired property before they are marketed. 

Enough reserves to manage 1 cycle of capex + 2 years of vacancies on day 0 of acquiring property.

So in the spirit of embracing this new mindset I am think "How can i use the equity we have acquired to invest in real estate and grow our money?" 

This is stated in the tax code under Section 168(k)(8) which outlines the bonus depreciation phase-down rules for property acquired before 9/27/17.
