IMO, the financial reasons for investing in real estate include 1- Asset Preservation2- Increase Wealth3- Current Income4- Tax MinimizationWhile these four are not mutually exclusive, the more you benefit in one area the less will be the benefit in the others, given normal market conditions, unless you uncover something everyone else has missed.

On a heavy rehab there isn't much that I'm not taking care of already, and on a light rehab it's unlikely I'd uncover anything that isn't already immediately visible.Waiving the inspection doesn't mean you can't have an inspection done, it just means you can't back out and get your EMD back because of it.

There's quite a bit more that you'd need to uncover about yourself before answering that question in my opinion as it depends on your risk tolerance of investing in an area you dont entirely know for higher yield v investing more locally with a trusted team and resources.
