Given you're positioning yourself into cash flow deals not equity, then I don't think it makes sense to take a deal that's breakeven just for the appreciation and tax benefits because there are lots of challenges in rehab projects and with the market shifting and softening rental demand, you should always have some margin.

The market here is currently softening (it's already dropped around 15-20% depending on the area) and no one knows when it will start going back up.

beautiful home but has a cold feel interior, needs some items to soften the feel, some wall color or more throw items- pillows, blankets and the like. not even close to enough pics and should have a floor plan- there are a lot of apps you can accomplish this with, this is what i would recommed.

Interest rates are not going down anytime soon and pricing is starting to soften.
