Cape Coral Advice for Rental Properties

BP Friends, 

I am looking for investment in rental properties in Cape Coral and need some advice. 

1. How long after closing does it take to get a potential renter in?

2. How long does a typical tenant stay in rented home in cape coral?

3. Which parts of Cape would you suggest for long terms hold and rent and why? 

4. Given that the rents are increasing at an alarming rate, I wonder if we will soon start to see people buying homes since there out of pocket on a purchase will be lesser than the rent. Thoughts?

5. How much do the good school neighborhoods impact rents and pricing?

Appreciate your inputs in helping me make an informed decision.
