Anyone have some go to methods to figure out vacancy or have some first hand knowledge of the Nashville market for MTRs?

@Ricardo Jones There are a handful of very active Facebook groups that focus on investing in this area.

On the other hand, I cannot ignore the folks here marketing their DSCR HELOAN products; that number has increased.The underlying situation (obvious to you and me) is that there were historically low interest rates, followed by inflation and equity creation...and folks who want to tap into the equity without displacing their first mortgage. 

In my many years of this (property management company for over 20 years) I have dealt with similar stuff a handful of times and I still get the pit in my stomach and sweats while my stubborn side says do not cave in when we know we are right.

I think this poster needs a hands-on helping hand at this point, and it will be a lot cheaper than trying to figure things out on his own.

Do that for a handful of deals, while you are actively out there telling the world about your successes and you will start attracting truly passive investors that want to invest with you.

So I am speaking from some 1st hand knowledge here. 

Really just looking for like minded people who aren't into gate keeping and don't mind lending a helping hand to a total beginner!

What is your goal (to keep more cash on hand, or to have more cash flow)? 

It is still a hands on, dirt in your fingernails, paint on your clothes business.
