Presumably, there are segments of the market where it is currently advantageous to buy (prices are down, cap rates are up, foreclosures are up, sellers are desperate, etc) and segments of the market where it is currently advantageous to sell (lots of buyers, such as first-time buyers looking to take advantage of tax credits, investors looking to take advantage of deals, buyers looking to owner finance, etc).

I live in the south, and the majority of people in this area will barely allow me in their living room (not the same as up north), but let alone to get to the segment of the population that are experienced, AND willing to bring me on - that's a major problem, and its a disservice to overlook that this can be downright impossible if we just go with the regular go to church, REIA meetings.
