Ive used neighborhood scout and spotcrime to look at the demographics and crime in the area. 

How did you go about scouting for off-market properties?  

The crime rate seems high when I checked out on neighborhood scout.

I was just there for the first time on a business trip and wish I would have had time to scout the territory.

I only referred to it as that because when I ran the neighborhood scout report it came back saying density was "rural" level.

I currently use Furnished Finder and Facebook Groups to scout tenants and I just don't feel like I am getting the demand that I should be getting, which leads me to believe that my properties are not getting enough exposure.

The best source of high crime cities is Neighborhood Scouts top 100 most dangerous US cities list.A couple of additional thoughts:ROI and similar metrics are only a snapshot in time.
