My hope is to have cash available to invest if homes go down in value as predicted in a few months.  

Of course, no one can 100% accurately predict the market, but it might be a good idea to have your funds ready to go as long as you can handle the payments while waiting for the deal. 

There's no way to predict what will be happening in 5 years. 

Have to predict too what will happen to taxes once the homestead falls off.

Hi @Shaq Gordon,I think the best way to navigate a volatile market is not to try an predict the absolute "best" time to buy, but rather, look for opportunities that match your investment criteria and strike when you find it.Timing the market (whether stocks or real estate) is a fools game.  

So I predict that the market will drop 5% to 45% :-) HA HA HA - hmmmSeriously though I believe it is different than 2008.

I predict that a lot of self-employed PPP loans will not be forgiven.

I have been watching so many different investors predict what is going to happen after this COVID-19 crisis.
