Check them both out and there are other ones out there, I would check three out, do a demo and pick the best one for you! 

As a side note, this is a situation where I prefer being a hands-on landlord, because it's easy to just pick up the phone and ask my tenant about it.

You need to set a timeline you provide that is referenced in their contract too...All this before anyone picks up a hammer.  

I know that on my land listings, which are numerous, activity and pending deals have picked up bigly in the past 2 weeks.  

Whenever something went wrong I just picked up the phone and lined up someone to fix it.

Would you consider the couple or wait for a few more weeks to see if the applicant pool picks up? 

It seems that good, decent, qualified tenants have the pick of the litter, often flaky and uncommitted when there is so much supply out there. 

They can look up the sales for last 6 months in any area and then from those sales pick out the houses with similar square footage, same bed/bath count, and then average those sales out and that's your ARV.Florida can be rough.
