please take no offense however based on the questions your asking you probably should spend 200.00 with a local attorney and not get your advice off of the internet.. 

If you engage or commit an offense that could jeopardize your assets then any decent attorney will be able to pierce the veil of an LLC.I would also consider Insuring Properly.

You can get a lot of this from reading a couple books but it may be even better to find a local investment group and ask a couple investors out for lunch and some ideas on how to make yourself attractive to investors.No offense, but right now you're not offering anything of value.

(No offense to the wholesalers… but they typically offer a “solution” that comes at a high price for the seller.)Presuming he wants to stay in the property the best thing to do would probably do a home equity line of credit and fix it up with those loan proceeds.
