What I like about the HELOC regardless of whether you use it or not is that it doesn't cost you anything to have(besides a nominal setup fee usually) but then you are able to use it at your discretion.

There may be some sort of central lighting you will be responsible for or if not you will need to factor in some amount like $7/month for electricity for when one of your units is vacant because the electricity when a unit is vacant should automatically transfer into the landlords name either for free or for a nominal cost whereas turning it on and off may cause pipes to freeze or mold to form and usually costs $100 and can take up to 3 weeks which is a problem if you want to flip your unit in 5 days.
