Of course, it has to be in your brand new-car, and you have to pay the gas and probably get this investor to lunch, after this you may have to write 30 offers,  all way below asking price, and if you are lucky enough, you put one under contract, then you have to go with your buyer to inspections and very likely you have to open the door to 2 or 3 contractors so they can start doing an estimate.

HOA fees are $250 per unit and pays for insurance, outside buildings maintenance (including roof), Gas and Water.

Any strategies, don't have much gas to drive for dollars much less drive to those counties.

@John Newman,There is no natural gas available in the area, but propane would be an option (provided I wanted to install lines and tanks).

Our property has only window units and gas heater with floor vents. 

Are there separate meter for electric, water and gas?

.- Junction box: some code violations for wiring- HVAC: some code violations- Water heater: minor gas leaks- Original single pane windows.

Gas and electric from the major utilities.I'm going to look at the farm house again Friday for an in-depth inspection. 

Also two weeks ago the Chronicle ran an extensive article in the Business section regarding the boom we are seeing in the natural gas industry and companies have made large investments and bought commercial property around town and other surrounding areas in regards to that industry as well.
