Your pms pics make the property look very "choppy" / closed off when open/modern is what people want right now.  

In my opinion, it's not that expensive and it makes the units feel more modern.

I like Notes because once I establish the right partnerships and connections, it seems that all that I'll need is a laptop and a decent internet connection to do business.Bottom line: spend your time learning and networking, go to real estate clubs and network when you're at home to find good business partners, physically check out the areas you want to invest in.Hope this helps....

They should be able to draw a layout of the kitchen that maximizes space and takes into account how modern buyers use the kitchen area.

The style of the house is somewhat modern-ish, so I would try to go from those cues. 

We are spoilt here in the US with large modern homes.

I don't know about the modern greys.

If you own the building, Walgreens will maintain and be more modern.

Is this a modern single handle shower or an old fashioned 4 or 5 handle job?

I had a deal on a legal non-conforming property in the East Bay before, which was grandfathered in as a triplex but modern zoning was for a duplex.
