Really appreciate the words of wisdom and you sharing the challenges others have faced so I can learn from their experiences.I'm probably putting the cart before the horse here given I still have a lot of educating myself to do, especially across market analyses to lock in my strategy, until I feel fully prepared to move forward with anything.

I currently have QuickBooks, but I'm not sure if it is possible to incorporate maintenance requests/ticketing, late payment notices, and other landlord specific tools.

I am a finance guy but unfortunately my education is not adapted to the US real estate market and I am little bid confused.Goal:Buy a 2-3 family house to do a small rehab and rent afterward. 

I am currently a special education teacher looking to transition to real estate full time in the near future.My hobbies include staying up to date with the market, leatherworking, and being a geek/nerd with my friends!

My life has shifted tremendously since, education is key to success.

So it will be an education for me to track expenses for this property over the next few years.

You need to educate yourself and stand your ground.I also recommend you revise your lease.

I do have a knack for design, so it wasn't too difficult for me to incorporate low-cost pieces (a $40 sofa) with the right accent items to make the place feel high-end and vibey.
