I'm currently looking into purchasing a property's who Pest and Organism Inspection Report from 3 years ago shows that it was infested with fungus in several locations - the kitchen counter, under the bathroom, the garage, and crawlspace.

I'm already looking ahead to my next flip.For the first one I was working full-time at a bank, and didn't have the time to organize it 100% by myself, so I hired a GC.  

If you are going to invest out of state I think you likely need someone to help you set up your team and get organized to do this the right way.  

I am in the Bay Area as well and would love to organize a few of you for a conference call.

My wife and I both work in marketing / brand management for large organizations, but there is a part of us that still thinks like engineers.

It also helps me organize contractors (when I am doing the GC work) to make sure all necessary steps are completed before, for example, the plumber shows up to rough in plumbing.

I have spoken to two thus far who have very different systems for tracking expenses throughout the year as well as costs associate with their services (800-900 for one and 1200-1300 for the other - though both depend on how organized the files are come tax time).

I also would love the create a platform to organize the countries real estate cycles per area. like an informational web site.
