Do I need to be a broker to write it?

We closed the 62 unit two weeks ago, and will close the 67 in two weeks.Then, a broker brought us a 33 unit, which we are scheduled to close at the end of September. 

After all the buyer is receiving a service from their broker and they are best positioned to negotiate the commission between themselves.
