Is Deal Flow Picking Up For You?

We had a busy 2023 for us. Unfortunately, 2024 started off slow, and we only closed a 4 unit in April. 

In June, we put a 62 and 67 unit under contract. We closed the 62 unit two weeks ago, and will close the 67 in two weeks.

Then, a broker brought us a 33 unit, which we are scheduled to close at the end of September. 

Then, a lead we've been working on with direct to sellers re engaged us, and is looking to sell before the end of the year.

The problem is we are not syndicating these deals, we are using our own capital. And, when a great deal hits your desk, you know that it is virtually impossible to say no.

Is anyone seeing deal flow pick up? We went from crickets to having too many deals.

Are you going direct to seller or to brokers? Do you have equity lined up? Don't be like us and get caught off guard.

I would love to hear your thoughts.
