I have been spending a lot of time and money getting the properties updated and rented with very little reserves.As many others expressed in this thread.

Knowing how many wholesale type events are out there and that title companies do not catch all things, I would guess there are some snags that are pretty problematic.In addition, it brings to light under some of the same guise, the deed language used and lack of express language to prevent merger.

Wasn't incredibly disappointed, as I had some concerns that I've expressed above.  

When dealing directly with sellers, as the investor, the best approach is to get bits and pieces of information prior to the meeting, and then once they've seen and met you and you've verbally expressed interest then say something to the affect of "I'm seriously interested in buying your property, but before I can make you an offer I need to review x, y & z.The process of working the seller in this way takes a little more time, but you'll find the information tends to flow more freely after a) they've met you and b) you've expressed interest in making an offer.

If you have an American Express that you have had a long time (member since date), when you open a new American Express account, it reports the date of the new account as the year as your "member since" date.
