It may be safe to assume that even if a large number of people come down with the virus, and even if social distancing in 2020 makes remote work and online schooling more widespread, the kids will still attend college on campus far into the foreseeable future (online classes don't match in-person instruction perfectly, and the social benefits of campus life can make or break careers, too).

@Doran Summers well I'm a young entrepreneur just starting out in real estate investing I found a duplex off Market 6 bedrooms 3 baths being rented right now for 650 each wanted to find a lender to buy it out right now rehab a little bit to get rent higher then get either a HELOC or mortgage out of it to pay lender back not for sure if that's the right direction but it's the way I was going to go about it
