I've done a lot of reading, watched webinars, and listened to countless podcasts. 

I've tried countless times to help him but for some reason he hasn't done it.

I have countless investors ready to buy, sell and get loans.

The game plan currently is to begin seriously looking I need he fall but in the meantime I'm looking to build a network that can help me locate a contractor, legal counsel (and I'm sure countless other other resources I'll need to get this business off the ground).  

Michael is providing some great advice.If you want to spend your days in the bullpen, or driving couples and their kids around to countless viewings, then you need a "traditional Brokerage.If you want to pursue investing and have a license, you need an "investor friendly" Brokerage...We are a HUD Brokerage, all of us are investors,don't pay fees, and work from home.If you are an independent self starter that doesn't need the corporate entity to succeed, traditional "sell what's on OUR truck first" global brokerages.

I have in fact also seen cases where a realtor invests countless hours in a homebuyer, only to be cut out at the last minute by someone trying to bribe a listing agent by letting them double-end it (...and then they want me to step up and do realtor stuff.

Throughout the project, the investor experienced countless issues with the contractor's quality of work and missed deadlines.

Hi @Frank Sanchez,  Over the last few days I have listened to countless pod cast which recommend a sort of trade with agents.  

If you use this same personality to overcome the countless challenges that will greet you on your road to success, you will have the ability to complete deals that others just wish they could.I have been working on a large deal for the past 2 years that I originally thought would be just 3 months.

I constantly see people spending huge $ and countless hours trying to set up these complex organization structures which are more fit for a $1B private equity firm when they have not bought anything.
