Owner Finance Concern Please Help

I recently sold a fully paid off property to someone (owner finance) three months ago. The insurance company he had is requiring him to make a simple roof fix that he has not done. I've tried countless times to help him but for some reason he hasn't done it. The lawyers office that we used sent him a letter stating that he has 21 days to show proof of insurance. My question is, since the property is technically uninsured at the moment what can I do to protect my property in the meantime and if we have to go through a foreclosure process. What if he damages my property??
