It's kinda in the middle of nowhere but at the same time its really convenient because i've been able to go to the REIA's and meetups in both cities.

Bedrooms and bathroom upstairs, and living room, dining room, kitchen and laundry on first floor, and access to basement.Building needs some repair since its old, but being that its fully rented I assume there aren't any major problems or it would not have passed inspection.Mortgage on it was taken out for 118k back in Dec. 2011.City taxes are $7273 annually and school taxes are $5510 annually.For the attached building:a mortgage was taken out for $27700 back in April 2010.City taxes are $3602 annually and school taxes are $3322 annually.So I was thinking of buying both to have 6 units and a commercial space to rent out for a convenience store or something of the sort.

That is a gamble.

From a convenience standpoint it would kind of be nice I suppose.  

Its the same as those that go to VEgas and call losing money gambling  as but hey " its entertainment" never got that one either. 

I live right across the street in some apartments and the area is little to no crime, convenient access to freeways and major roads.

And you should be able to do it thoroughly without people conveniently sleeping during a time they knew you were coming.

At the end of the day Real Estate comes down to convenience, if you make the deal make sense (as far as equity) and make it easy for the potential seller to execute... he'll turnover!!!
