While foreclosures can often be found on public sites, if you are busy and want to save a bunch of time analyzing more property the lists typically are pretty cheap, like $30-$40 a month and can consolidate a bunch of information into easily digestable and sortable information.

Relatively, in a high-interest rate environment, it's better to become a debt holder rather than an equity  investment holder.If I were you, I would consolidate the rental with 1031 or sell primary->move to the rental route.
