Any tips you have when dealing with a tenant who consistently breaks lease, lies about property damage / repairs needed, does things like keep the heat off in the winter when shes closed for the one day a week.

If you consistently analyze properties, it will be much easier to recognize a good deal when it shows up.

@Konstantin Ginzburg hiring a VA means you are starting a business.Biggest problems with VAs is they come and go, making consistency difficult!

I have sold apartments in Columbus for 10 years. existing inventory in C and D areas are the same cost per square foot as suburban multifamily so I figured we have a shot at something and there's been plenty of demand.
