So yes, we scan all signed and given paperwork and just keep it in the cloud too, along with the properties individual log, etc.

Understanding that Quiet Title suits probably vary in cost from state to state (and possibly depending on the complexity of the title's "cloud"), can anyone venture a SWAG on what one would expect to pay to execute one between filing fees and legal assistance, etc...?

Wells Fargo does not want the home moved without its consent, so the 'cloud' the title with a document that says unless Wells gives a blessing, the home can not 'legally' move.

Recording the memo is optional, which is simply done to cloud title. 99 times out of a 100 it isn't necessary, and what you're trying to protect in this value range typically isn't worth the headache and potential bad publicity it might create.

I've never dealt with this before, but I'm guessing the safest route is to get a title co. to run a title search and see what clouds there might be on the title and then that will hopefully tell me all of what could go wrong from a lien standpoint.

I am keen on having everything run from the cloud so you will find my choices here are something along that line1) CRM: Freedomsoft 4 OR Infusionsoft OR Zoho by propertymob OR Realeflow OR Podio (I have read of some advice against buying the above such as Freedomsoft and advising to save the money instead but after reading up further, i would like to use a dedicated tool to help me with Wholesaling)2) Property Management Software: Propertyware OR Buildium OR Appfolio OR Rentec (I would like something comprehensive and allows online payment and tenant screening)3) Fix-N-Flip project management: Co-Construct OR Procore (This will be useful for me in my 2nd or 3rd year of REI but buying it first and understanding the software wouldnt hurt)4) Accounting: Xero (I like its 3rd party addon with other cloud services like the above Co-Construct)5) Receipt app: Expensify OR shoeboxed6) Google Apps7) HR: hrcloud.com (Employees management which I will hire)8) Evernote Premium9) Biggerpockets Pro subscription (For all the cool stuffs that you cant get anywhere else!)

Hi Brian,I am not sure if "Podio" has a language option, but it was discussed on a recent BP podcast and it is available at no cost.Worth checking out.I believe it is cloud based so they may be more efficient way at adjusting to consumer needs.https://podio.com/

It may take too long to clear the title.Once the attorney removes this lien, will the property have a clean title and qualify for title insurance (assuming there isn't anything else clouding the property)?
