We should have hired painters instead of doing it ourselves.

A good quality roofer or painter, hvac, etc should get a fair amount they are running a business and we are making money and so should they.

Every painter I had over to estimate the job wanted to use 2 coats and it made no difference.

My painter at the time was adamant about Sherwin Williams paint, so I had Home Depot give me that color in a sample size, and then I took that to SW and had them match it. 

You don't know what product they used before - oil based vs water based, etc......you don't want the trim peeling in a year.....If you can afford a little extra $$, have your painter spray the cabinets with enamel.

Another thought on this is that some/most/many tenants are horrible drywall patchers and or painters.

My rentals are all-latex except that on my last renovation the (new) painter really made a pitch for enamel on the baseboards, trim, etc.

It'll take some upfront work but figure out how much painters charge per square foot for interior vs exterior, how much do they charge per square foot to lay tile, how much per square foot for carpet, how much per box for cabinets, how much per square foot for countertops, appliance package prices, etcYou could also use a price/square foot as an estimation and then add in major items like roof, HVAC, windows, plumbing, electrical etc.

I think that we tried to hire one of your painters lol.
