Just looking at calendars and calendars only may work in some markets like Gatlinburg or Orlando where seasonality is limited to a month here and there.

However I do know here in Orlando, wholesaling is still going on, but mostly with double closes, dealing with REO's (bank foreclosures).

Chris,Based on your stated criteria, I'd recommend focusing on Tampa (I'm partial to South Tampa), Orlando, and Fort Lauderdale (and areas just north thereof).Naples doesn't have a substantial airport (and a significant percent of its population is comprised of snow birds, heading south when its winter up north).Miami is way overheated.

Hi Ryan -I am in Orlando, and the vacation rental market here is year-round because of Disney World, Universal Studios, SeaWorld, over 100 golf courses and our other entertainment venues.I would suggest that you research this area.
