Chris,Based on your stated criteria, I'd recommend focusing on Tampa (I'm partial to South Tampa), Orlando, and Fort Lauderdale (and areas just north thereof).Naples doesn't have a substantial airport (and a significant percent of its population is comprised of snow birds, heading south when its winter up north).Miami is way overheated.

Hi Ryan -I am in Orlando, and the vacation rental market here is year-round because of Disney World, Universal Studios, SeaWorld, over 100 golf courses and our other entertainment venues.I would suggest that you research this area.
